▸ Title: Seller to provide preliminary title commitment at buyer's request

▸ Zoning: City of Pulaski — confirm current designation and permitted density

▸ Utilities: Contact City of Pulaski for water/sewer availability and connection fees

▸ Environmental: No known environmental concerns; Phase I ESA recommended for commercial/institutional buyers

▸ FEMA Flood Zone: Buyer to confirm flood zone status via FEMA FIRM maps

▸ Mineral Rights: Confirm mineral rights conveyance in deed
